Our building inspection covers all accessible areas of the property in accordance with Australian Standard AS 4349.1. This includes:

Every report includes 50+ annotated photographs showing exactly what we found and where. For electrical and thermal imaging packages, additional checks are included as detailed on our services page.

Our fixed pricing (including GST) is:

  • Building & Pest Inspection: $495 (unit) / $595 (house)
  • Building, Pest & Electrical: $695 (house)
  • Complete + Thermal Imaging: $890 (house)
  • Dilapidation Report: From $495

These are fixed prices with no hidden fees. The price you see is the price you pay. Larger properties (4+ bedrooms) may incur a small surcharge — call for details.

All reports are delivered within 24 hours of completing the inspection. For morning inspections, reports are often delivered the same evening.

Every report is emailed as a PDF with detailed, annotated photographs of all findings.

Yes — this is one of our most appreciated services. When you book, simply provide the agent's name and contact details. We will:

  • Contact the agent directly to arrange access
  • Coordinate a suitable inspection time
  • Confirm keys or lockbox arrangements
  • Handle any access issues that arise

A building inspection examines the physical condition of the specific property you're buying — walls, roof, structure, pests, etc.

A strata report examines the financial and administrative health of the strata scheme — sinking fund balances, pending special levies, building defects, and by-law compliance.

For apartment purchases, we strongly recommend both. A strata report won't tell you if the unit has water damage or termites, and a building inspection won't tell you if the building is about to levy $20,000 per unit for facade repairs.

You can arrive at the end of the inspection and we can go through my findings together. This gives you the opportunity to see any issues firsthand and ask questions on the spot.

Our reports are detailed and well-photographed, so you'll have a complete picture regardless. If you do attend, we recommend arriving in the final 15-20 minutes of the inspection.
