How Much Does a Building Inspection Cost in Sydney?

Sydney is the hub of Australia's property market. Whether you're considering purchasing a terrace in Newtown, an apartment in Glebe or a house in Leichhardt, ensuring the property is in top shape is crucial. Here's what influences building inspection costs.

What factors influence building inspection costs in Sydney?

Several factors affect the cost of a building inspection:

  • Type of property — Residential houses and units have different costs to commercial buildings due to size and complexity differences.
  • Size of property — A studio apartment inspection is less involved than a large multi-bedroom house.
  • Scope of inspection — A combined building, pest, electrical and thermal imaging inspection is more comprehensive than a basic building inspection alone.

What's included in the inspection price?

All our inspection packages include a same-day PDF colour report (if inspection is before 12 noon), full photographic evidence, AS 4349.1 compliant assessment, and a post-inspection phone walkthrough to discuss findings. No hidden fees — the price you see is the price you pay.

Why do building inspection costs vary between properties?

Sydney's blend of heritage terraces, post-war bungalows, modern apartments and commercial buildings means each property has unique inspection requirements. Inner West specifically has a high proportion of Federation-era and interwar construction, which requires specialist knowledge and more thorough assessment of common defects like rising damp, termite activity and substandard renovation work.

My property is over $3M or has substantial additions — what happens?

Properties over $3M value, larger properties or those with substantial additions or unusual configurations require an individual quote. Please call us on 0492 961 622 or submit a quote request and we'll get back to you promptly.

Tips for choosing a building inspector in Sydney

  • Experience matters — Choose a licensed builder with a strong track record in Sydney's property market, not just a course certificate holder.
  • Detailed reports — Ensure your inspector provides a comprehensive report with full colour photographs and plain-English explanations.
  • Ask for recommendations — Google reviews are your best guide. Never ask your real estate agent for inspector recommendations — they have a conflict of interest.
  • Check their licence — Verify your inspector's NSW Builder Licence on the Fair Trading online checker before booking.
